SOLD DECEMBER 2024 – Attractive C. 40 Acre Residential Farm & Outbuildings For Sale by Online Auction On Friday 6th December at 2pm (In One Or More Lots)

Today’s auction saw a highly desirable residential holding, in a productive agricultural area come to the market. The lands are of excellent quality, are in stubble and grass and are divided into a number of suitable divisions. The residence is presented in very good condition, was built in the early 60’s and extends to C. 100m². The dwelling benefits from an adjoining garage together with an array of outbuildings.

The property was offered in the following lots:

Lot 1: Residence & Farmyard on C. 1.4 Acres
Lot 2: C. 10.7 Acres In Stubble
Lot 3: C. 27.7 Acres In Stubble & Grass With River Frontage
Lot 4: The Entire

Auctioneer David Quinn had guided Lot 1 in the region of €300,000 and the lands were guiding between €12,000 and €15,000 per acre. There was “strong volumes of early enquiries” according to Mr Quinn which translated into approximately ten bidders in total.

The residence at Corah

On the day of the auction, Lot 1 commenced at €200,000, quickly rising as far as €300,000 in early bidding. Lot 2 opened at €120,000 and reached €160,000 in the initial round of bidding. Lot 3 received an opening offer of €300,000 and continued up to as €340,000 in the first round of bidding.

With a total of €800,000 on the table between the three lots, Lot 4 (the entire) promptly received an offer of €820,000. Further bids were then sought on the individual lots which brought Lot 1 as far as €310,000, Lot 2 up to €175,000 and Lot 3 peaked at €350,000.

The sum of the three lots now equated to €835,000 and with no further offers on Lot 4 (the entire), this option was withdrawn. Auctioneer David Quinn then called a break to take client instructions.

Upon returning to the auction room, he declared the property “still short of its reserve” with and no further bids forthcoming, it was withdrawn and negotiations quickly started with the highest bidders.

QUINN PROPERTY are delighted to report that following successful negotiations, all three Lots were sold immediately after the auction for a figure in excess of €835,000.

Speaking after concluding the sale of all three lots, Mr Quinn remarked that he was “most pleased to have gotten the entire property wrapped up on the day of the auction”. He added that his clients were “over the moon with the outcome”. All three buyers were identified as local farmers.
