Today’s auction was “hotly anticipated” since its launch according to auctioneer David Quinn. Mr Quinn noted that “it is rare for a farm of this size to come to the market in the Southeast, particularly with land of such high quality”. The property includes a traditional farmhouse together with extensive dairy and livestock facilities. Due to the scale of the holding, there was interest from across the country in the property.
The property was offered in the following Lots:
Lot 1: C. 75 Acres To Include Residence, Yard & Outbuildings
Lot 2: C. 28 Acres
Lot 3: C. 103 Acres
Lot 1 was guided in the region of €1.2 million, while Lot 2 was guided at €500,000, equating to a total guide price of €1.7 million. Mr Quinn noted “six registered bidders for each lot”.
On the day of the auction, Lot 1 opened at €900,000 before quickly reaching €1 million. The property peaked at €1.2 million in the first round of bidding. Lot 2 commenced at €350,000 and moved swiftly past €500,000 with five active bidders. Rapid bidding continued as far as €750,000 in the initial round of bidding.
After taking a break for client instructions, Mr Quinn returned to the room and declared that Lot 2 “had reached its reserve” and was “on the market”. Two further bids was enough to secure the property, as the hammer fell at €770,000 (€27,500 per acre). Attention then turned back to Lot 1 which the auctioneer described as “short of its reserve” at €1.2 million. Further offers were promptly made, bringing the property as far as €1.3m initially and later, up to €1.4m.
Following discussions with the client, Lot 1 was declared on the market. However, there was still a long way to go before the conclusion of the auction, twenty two bids to be exact. Two bidders battled it out all the way as far as €1.63 million (approx. €21,750 per acre), as finally, the hammer fell.
Speaking immediately after the auction, David Quinn said that he was “thrilled to have secured such a strong result” for his clients. He commented that “the total figure achieved equates to €2.4m (€23,300 per acre), an excellent vote of confidence in the market”. When asked for details on the successful bidders, Mr Quinn identified the purchasers of Lot 2 as “a local farmer” while he stated what Lot 1 “was bought in trust”.
